I think it happens to be the in water ending. I think so because, in Silent Hill 4, you find a letter or something saying that the son of the owner of the building disappeared a few years before. Also, in the in water ending i'm pretty sure that he drove into Toluca Lake with Mary in his trunk, thus never being found.
